12 Tips To Get Your Home Ready to Sell

Learn how to set your house apart from the competition and get top dollar for your home.

We will be posting our Market update next week. For now with so many choosing to put their home on the market, I want to revisit the importance of creating the perfect selling environment when selling your home.

Once your home hits the market, it has to be properly priced, properly marketed and have the best packaging. In today’s market, buyers are making compromises, due to the lower inventory but if you want to be the home that buyers are fighting over, presentation is still critical to getting top dollar and multiple offers.

1. Buyers want crisp, clean and neutral.  Two of your best investments, with the largest return, are paint and carpet.

2. Wallpaper. Buyers are looking for a home online and they do not want to see wallpaper in the photos. They will reject looking at a home just because of wallpaper in the photos.

3. Do you have Formica counter tops? Granite is preferred in all price points. What color are your appliances? Would it be reasonable for you to replace them? Stainless and black are the most popular choices for 2013.

4. Brass plumbing fixtures and lighting are not the hot thing in todays market. Consider replacing or painting to give yours an updated look.

5.  Remove most personal photographs. Remove wall arrangements composed of lots of little pieces of art. This works for decorating but not for staging. The more wall you see, the larger a room looks. You want the model home look.

6. Throw rugs all over your beautiful floors make your rooms look smaller. Eliminate the rugs or some of them and your rooms look much larger.

7. Let the sun shine in. Open blinds and turn on lights even in the daytime.

9. Closets. Buy matching hangers. Make sure there is space between each article of clothing. Clear off shelves and put items in matching baskets or decorative boxes.

10.  If you can smell it, you cannot sell it. Ask a trusted friend or your real estate professional if your home has an odor. Two of the hardest to get rid of are pet and cigarette smell. There are tricks to eliminating odors without giving your home a perfume smell.

11. Stand at your mailbox and look at your home. Make sure the area around your front door is pristine. Plant colorful flowers in pots and put on front porch. Welcome your buyer with color.

12. DECLUTTER. Clutter will eat your equity.
