Bush Road Plans Get Go Ahead at Land Use Meeting

Neighbors attending the UPCCA-sponsored meeting Wednesday night gave their nod of approval on developing a 10-acre tract in Peachtree Corners.

 

After several meetings - and lots of questions - those who attended the Wednesday night (March 28) land use meeting gave their collective nod of approval on the developer's plans to build 19 homes on a 10-acre tract located on Bush Road.

At an earlier meeting neighbors from nearby subdivisions expressed a number of concerns, among those issues were questions about stormwater runoff, tree removal, entrance way appearance and landscaping buffers between the homes and the road.

Land consultant Mitch Peevy and engineer Kenneth Wood, both with Mill Creek Consulting, came armed with a detailed proposal and drawings to show just how the new neighborhood would look - and the impact it would have on the surrounding area.

"We're here to get your conditions and consensus," Wayne Knox, the UPCCA's Vice President of Land Use told the group of homeowners attending the meeting."

The updated plans presented included:

  • 19 homes to be built on lots that varied in size but would be approximately 1/4 acre in size.
  • Minimum square footage 2,400 (heated) space.
  • Front fascade of homes to be brick, stone or stucco
  • Homes would have 2 - 3 garages
  • Backs of homes facing Bush Road would be of earthtone colors
  • One builder would build out the property
  • Behind the new subdivision would be a 4-acre tract of land that would remain undisturbed.

A mandatory homeowners association would be bound by the covenants to see that the stipulations in the current proposal remain unchanged.

Wood explained the natural buffer planned that would obsecure the view of the homes that would back up to Bush Road. "The plans for the buffer area include deciduous and evergreen trees," he said.

Prime Interest Inc.'s Marty Orr, the developer of the property said the land was in a prime location and the reason that the proposed subdivision was even being considered in today's tough real estate market.

"The market will drive it," he said speaking of the desirable location of the proposed development. "I think you are going to be plesantly surprised. This is not some sticks being thrown up."

Wood added, "Homes in good areas like this are moving well."

The next steps: The proposed development will be presented to the Gwinnett Planning Commission. A hearing is set for April 3 for their review and recommendation to the Gwinnett County Board of Directors; and on April 23 it will be presented to the Board of Commissioners for their decision.
