Local Sales Update, Plus a New Listing

Peachtree Corners and Berkeley Lake year-to-date sales figures plus a new home on the market that has had a complete renovation from the ground up.

This week we provide a market update on our little corner of the world. What happened in the market place in August? Peachtree Corners and had closings in August but not much in pending activity.

There are 129 homes on the market, and 13 homes sold and closed in August in Peachtree Corners.

The highest priced home to sell was on River Bottom Drive in Neely Farm with a home on Ancient Amber in Amberfield being the second highest priced. The lowest priced home sold for $155,000.

There are seven pending lender approval which means they are short sales. Some of these have been pending for many months. Twelve homes are pending contracts and these will close in the next 30-45 days. Β 

According to Gwinnett tax records there are 122 homes in 30092 in some stage of foreclosure. This includes single family homes as well as condos.

There are 14 homes on the market in Berkeley Lake with prices ranging from $149,000 to $899,000. There are four pending sales priced from $285,000 to $895,000. In the city of Berkeley Lake there are nine homes that are in some stage of foreclosure.

August is a busy month for closings but one of the slower months for home buyers. August is typically a slow month in good markets and bad markets. Homes sell but when the school bell rings, the home search is put on hold for a few weeks.

People always ask me when is the best time to put a home on the market. Do not despair if your home is on the market, homes sales pick up after Labor Day. Our market has traditionally been the hottest in March, April and May but that does not mean that there are no sales at other times. A new listing caught my attention. It is located at 5820 Wilbanks Drive in Peachtree Plantation. It is a complete renovation with new custom brick exterior, new kitchen, new baths and the list goes on. The home backs up to 227 acre . See photos. Another home that deserves a look. This home is listed as a foreclosure and is located at 3745 Spalding Park Drive. This is a new listing with a list price of $384,900.
