Facts and Stats on Peachtree Corners Real Estate Market

Peachtree Corners and Berkeley Lake home recap for January 2012. Find out what's sold, and what hasn't in your neighborhood.

 

And we are off and running. OK, maybe we are off and limping, with little change since the end of the year.

For this update we will use two elementary schools, and to define our search. Once Peachtree Corners becomes a city in July we will be able to use the City of Peachtree Corners to bring you the sales reports for the area.

There are 96 active listings. At the beginning of the month there were 92 active listings so inventory is beginning to go up which is normal for this time of the year.

Six homes sold in January. This means that there is a 16 month supply of homes to sell if we don’t see considerable increases of the next few months. However, there are six homes waiting lender approval (these are the short sales).

There are four contingency contracts, three of which are in the due diligence period. This is the time when the buyer must do all their inspections and make sure they want to move forward with the home purchase. This is the only time the buyer may terminate at will.

There are 14 pending sales, homes that are past the due diligence and are waiting for appraisal, and final loan approval. If these close in the next two to three months our numbers will look better. There were 14 pending sales going into January so once again little change.

On our end as Realtors, we do get a glimpse into the future market and showing activity has certainly picked up. We have seen the most buyer activity in recent years.

In ZIP code 30092 there are 124 distressed properties in some stage of foreclosure or pre-foreclosure.

In the there are 13 active listings. That is down from 15 at the end of the year. One home sold in January and there is a pending sale and a short sale pending lender approval. This again not a huge change from end of the year.

In Berkeley Lake there are nine homes that fall into the distressed property category. Once again this is defined as 90 days past due on their mortgage. Some homeowners will be able to catch up, some will go into foreclosure and some will sell as a short sale.
