Hotel Annexes Into Norcross, Brings $8 Million Investment

A parcel is now in the city limits, and redevelopment of a Holiday Inn is expected to begin soon.

The City Council accepted the request of a landowner at Peachtree Industrial Boulevard and Holcomb Bridge Road to come into the city limits, also clearing the way for Norcross Hospitality LLC to redevelop the space into a Holiday Inn, which they said would be roughly an $8 million investment.

The parcel at 6050 Peachtree Industrial Blvd. currently houses the Garden Plaza hotel and a non-functioning restaurant. It appears that the parcel would have become part of the proposed City of Peachtree Corners if the cityhood measure is passed by citizen vote on Nov. 8.

This annexation was done under the “100 percent” method, which calls for a public hearing and an amendment to the official city boundaries. The parcel is contiguous with the current city limits.

“The redevelopment includes significant interior and exterior updates,” said City Planner and Community Development Director Chris McCrary during the public meeting. “My understanding is that as soon as this is done, they’d like to start construction,” he went on. 

Guy Herring of McFarland-Dyer & Associates spoke on behalf of the developer/owner about the plan, which includes major architectural updates to the exterior, including landscaping and a multiuse path, and converting the 243 current rooms in the hotel to 217 suites. The development also includes space for two new restaurants.

The development plans also include an illuminated LED sign on the side of the building, which the Architectural Review Board gave clear recommendations on: “If multi-message type advertisement is proposed the advertisement is to be limited to hotel and on-site businesses only… avoid the appearance of blinking or animated signage.” 

Ultimately, Council approved the annexation with the concept plan improvements 4-0 with 12 conditions, including one put forth by the applicant to partner with the city to improve the current “gateway” signage.

“I’m very pleased,” said Mayor Pro-Tem Ross Kaul. “I look forward to working with you--and with others,” he said.
