Who is Buying in Peachtree Corners?

In order to market  your home, you have to know who your market is. It has been interesting for me, with 30 years of real estate history, to see the changes that have occurred in our market and what is driving it and why we are attracting the market we are.

Our local market is comprised of buyers moving within the City of Peactree Corners, buyers relocating from intown Atlanta, buyers relocating to the Atlanta area and buyers who grew up in Peachtree Corners returning to their roots.

Buyers moving within Peachtree Corners are families that have fallen in love with the city but are upsizing or downsizing to fit their needs but without leaving the area.

We have communities that provide stepping stones for the buyers looking to do either. However, one area in which we are lacking is empty nester communities. The most common empty nester household is one where the children have finished school and moved out of the family home. This leaves the parents with more home than needed.

I have suggested this type housing to developers. That is to provide smaller square footage homes with the amenities of larger homes. We have reached a point where there is little raw land and the land available is so expensive that builders must put a higher priced home on those lots.

The intown buyer moving to Peachtree Corners, is usually a young couple with small children who are searching for a close in city with excellent schools. We are fortunate to have excellent schools. They are also looking for a lifestyle and we, as a city, have proven that we have what it takes to provide the services that attracts this type buyer. Along with our great schools we have our sidewalks, the beautiful Chattahoochee River, the Fowler YMCA and restaurants that are appealing to that age range. 

This group is the microwave market, they want answers fast. They want information at their fingertips when they want it. Providing the tools to help them do that is a necessity. They need to be educated about schools and amenities so they can combine what they loved about intown with the benefits of our city.

It is always fun for me to help a buyer who grew up in Peachtree Corners and has decided to return to the city that they loved, and that they knew provided the stable lifestyle, that they wanted for their children.

We have had three buyers close within the last month who grew up in Peachtree Corners. Once they started their family they wanted to provide the same type of environment that they grew up with. It is interesting to hear them share their stories of growing up in Peachtree Corners. These buyers do not need to be sold on the area.
