Once upon a time the number one way of marketing a home was the weekly open house. Driving around on the weekend looking for open house signs was the way home buyers found homes. But the growing popularity of the Internet has changed all of that. The weekend home seeker often searches for homes day and night on the Internet. Knowing this, why do we continue to have open houses and why participate in a National Realtor open house weekend? The reason we have the open houses is because people want to see the home in its setting and check out what they have seen on the Internet.   If you are looking for the perfect home, then you have heard what a great time it is to be a buyer! To begin the process you need to take some very important steps.This will help ensure your home search is an enjoyable one. The first step is to get preapproved for a loan. To start this process you may wish to talk to several lenders. You can ask your real estate agent if he or she has a list of lenders that they have a relationship with. Friends and family members can also recommend lenders that they have worked with in the past. Be careful about choosing out-of-state lenders. Real Estate 2011 Recap

Peachtree Corners and Berkeley Lake real estate had a few ups and downs in 2011.

  The Good news for all, is great news! Peachtree Corners had a historic year regardless of the real estate market. I’m excited to follow as the City of Peachtree Corners evolves and we all see the impact on our values. Berkeley Lake had great news as well. FEMA agreed to cover the major cost of Berkeley Lake dam issues which was a boost to values. More good news, inventory is declining. This has to translate to improved values as long as inventory continues to decline. The Bad news is that home values are continuing to drop each month. Inman news reported that home prices fell from September to October, in 19 of 20 markets tracked by the S&P/Case-Shiller 20-City Composite Home Price Index, with prices in Atlanta and Las Vegas hitting new …

Real Estate Update for Peachtree Corners, Berkeley Lake

We've got the current numbers for November on homes sold plus Open Houses reported for December 4th.

  In keeping with our desire to keep you informed we continue with our market update. In the ZIP code 30092, which is most of Peachtree Corners, there are 112 homes on the market. There are seven homes that are pending lender approval. This means they are short sales and the lender has to agree to taking less money than is currently owed on the loan. In Peachtree Corners 10 homes closed in the month of November. The price range of closed homes are $577,000 - $1,440,000. There are 20 pending sales. Berkeley Lake has 13 homes on the market. The Nancy Minor Team sold two homes in Berkeley Lake this month. There are no pending sales. We have stated before that there has never been a better time to buy a home. Homes for Sale In Your Neighborhood

A quick look at the year-to-date numbers for Berkeley Lake and Peachtree Corners areas.

Throughout metro Atlanta there is  a familiar trend. More activity, fewer listings and values continue to decline. The decline in listings represents people who are taking their homes off the market for various reasons. Some of these people  will lease since they owe more than the homes will sale for. There are more short sales coming  on the market and as long as they are looming over the market, values will continue to decline. In Berkeley Lake their are 15 active listings. The price range of these listings are from $250,000 to $759,000. Year-to-date 19 homes have sold in a range from $110,000 to $1,800,000. There is one pending sale which is listed at $700,000.
