Learn how to set your house apart from the competition and get top dollar for your home.
We will be posting our Market update next week. For now with so many choosing to put their home on the market, I want to revisit the importance of creating the perfect selling environment when selling your home. Once your home hits the market, it has to be properly priced, properly marketed and have the best packaging. In today’s market, buyers are making compromises, due to the lower inventory but if you want to be the home that buyers are fighting over, presentation is still critical to getting top dollar and multiple offers. 1. Buyers want crisp, clean and neutral. Two of your best investments, with the largest return, are paint and carpet. 2. Wallpaper. Buyers are looking for a home online and they do not want to see wallpaper in the …

Interested in living in a “haunted house” complete with scary noises, flickering lights, and “ghosts.” A replica of Disneyland’s Haunted Mansion in Anaheim, CA, that was built in Duluth’s Sweet Bottom Plantation is for sale just in time for Halloween. Theme Park Connection is selling the more than 10,000-square-foot home in the gated community. It is the only known home modeled after a Disney attraction, according to a press release announcing the house’s availability. The owner designed the home in 1996 with dimensions and architectural features to match the Haunted Mansion in Disneyland. He used the same foundry for the iron in his home that Walt Disney used for the real attraction The mansion has an authentic welcome plaque at the gate …

Recognizing who and what make Peachtree Corners a great place to live, work and play, enhancing property values along the way.
The new city of Peachtree Corners is a highly desirable place to live. Many things make a great community such as great public schools, great private schools, sidewalks, parks, the Chattahoochee River and great shopping but all this will mean nothing if you have a city without heart. The people of this community are the heart. The hard working caring folks who go about silently helping their neighbors. The people who volunteer, the teachers, the little league coaches and all the others who take the time to care about their neighbors and their community. The people who want our community to shine and are not talkers but are doers. I wish I knew everyone and could mention all who contribute to our community. I welcome comments with additions …

A look back at home sales in Peachtree Corners area compared to previous sales.
I continue to be optimistic about the market in Peachtree Corners. We have experienced a strong spring and summer market. If you have been or are thinking of putting your home on the market, this could be a great time. Tweak the condition of your home and remember beauty contest and price war are still the keys to selling your home. There are currently 98 homes on the market in the 30092 area of Peachtree Corners. That is down from last month when there were 107 homes for sale. In June 2012 there were 23 homes that sold. In comparison, only 11 homes sold in the same period of 2011. There are approximately 38 pending sales listed in Peachtree Corners. This is up from 33 pending sales in June. The average price of a home that sold in June …

A quick look at the year-to-date numbers for Berkeley Lake and Peachtree Corners areas.
Throughout metro Atlanta there is a familiar trend. More activity, fewer listings and values continue to decline. The decline in listings represents people who are taking their homes off the market for various reasons. Some of these people will lease since they owe more than the homes will sale for. There are more short sales coming on the market and as long as they are looming over the market, values will continue to decline. In Berkeley Lake their are 15 active listings. The price range of these listings are from $250,000 to $759,000. Year-to-date 19 homes have sold in a range from $110,000 to $1,800,000. There is one pending sale which is listed at $700,000. There are nine distressed properties for sale. These are homes in some stage…

A look at homes on the market for maturing boomers and their families.
The baby boomers are booming on up in age. Where do they go to look for a home in Peachtree Corners, Berkeley Lake and surrounding areas? As this wave of maturing boomers start to look at simplifying their life, they begin to think about where the next move will be. Most are active and want to maintain the amenities they have come to love. So many in this area have fallen in love with the area and want to stay here. Others are moving here to be closer to family and friends. There are not many neighborhoods that meet this need but there are some choices. A home such as 5005 Wild Ginger Cove provides one alternative. This is two homes in one. The lower level is an upscale one level apartment with full kitchen and two baths. The main floor …

There are numerous benefits of having the services of a buyer's agent.
When you hire a buyer’s agent to represent you they are legally bound to represent your interest at all times. The agent with the listing has a duty to represent the seller, not you. You will face a long list of requirements; forms, financing, inspections, marketing, pricing and negotiating. A buyer’s agent can guide you through this maze with the skill that makes it a pleasant and rewarding experience. There are two million licensed real estate agents in the United States. About half or one million are Realtors®. These Realtors® are held to a higher standard than a licensed agent with no affiliation to The National Association of Realtors®. They are bound by a code of ethics that they are bound to adhere. The trouble with having so many …
