12 Tips To Get Your Home Ready to Sell

Learn how to set your house apart from the competition and get top dollar for your home.

We will be posting our Market update next week. For now with so many choosing to put their home on the market, I want to revisit the importance of creating the perfect selling environment when selling your home. Once your home hits the market, it has to be properly priced, properly marketed and have the best packaging. In today’s market, buyers are making compromises, due to the lower inventory but if you want to be the home that buyers are fighting over, presentation is still critical to getting top dollar and multiple offers. 1. The Heart of Peachtree Corners

Recognizing who and what make Peachtree Corners a great place to live, work and play, enhancing property values along the way.

The new city of Peachtree Corners is a highly desirable place to live. Many things make a great community such as great public schools, great private schools, sidewalks, parks, the Chattahoochee River and great shopping but all this will mean nothing if you have a city without heart. The people of this community are the heart. The hard working caring folks who go about silently helping their neighbors. The people who volunteer, the teachers, the little league coaches and all the others who take the time to care about their neighbors and their community. The people who want our community to shine and are not talkers but are doers. I wish I knew everyone and could mention all who contribute to our community. I welcome comments with additions …

Homes for Sale In Your Neighborhood

A quick look at the year-to-date numbers for Berkeley Lake and Peachtree Corners areas.

Throughout metro Atlanta there is  a familiar trend. More activity, fewer listings and values continue to decline. The decline in listings represents people who are taking their homes off the market for various reasons. Some of these people  will lease since they owe more than the homes will sale for. There are more short sales coming  on the market and as long as they are looming over the market, values will continue to decline. In Berkeley Lake their are 15 active listings. The price range of these listings are from $250,000 to $759,000. Year-to-date 19 homes have sold in a range from $110,000 to $1,800,000. There is one pending sale which is listed at $700,000. There are nine distressed properties for sale. These are homes in some stage…

When you're shopping quotes from lenders, beware of points that they'll try to impose on your refi. Each point is a fee of 1% on the amount you borrow. I worked with "Official Refinance" search online for them. I would strongly recommend them since they got me 3.24% rate on my mortgage refinance.   more ›

Why You Need Representation When Buying a Home

There are numerous benefits of having the services of a buyer's agent.

When you hire a buyer’s agent to represent you they are legally bound to represent your interest at all times. The agent with the listing has a duty to represent the seller, not you. You will face a long list of requirements; forms, financing, inspections, marketing, pricing and negotiating. A buyer’s agent can guide you through this maze with the skill that makes it a pleasant and rewarding experience. There are two million licensed real estate agents in the United States. About half or one million are Realtors®. These Realtors® are held to a higher standard than a licensed agent with no affiliation to The National Association of Realtors®. They are bound by a code of ethics that they are bound to adhere. The trouble with having so many …

Lenders often define “no-cost” refinancing differently, so be sure to ask about the specific terms offered by each lender. Basically, there are two ways to avoid paying up-front fees. The first is an arrangement in which the lender covers the closing costs, but charges you a higher interest rate. You will pay this higher rate for the life of the loan.
