Real Estate Market Moving Toward Seller's Market

How to deal with today's changing real estate market regardless of the roll you play as buyer, seller or real estate agent.

Today’s changing market makes for challenges for agents and sellers. It also requires Peachtree Corners buyers and sellers to adjust their thinking. The market in our community is currently in balance but as we edge toward it becoming a seller’s market, there are tips that sellers need to incorporate. These will help make your real estate transaction successful. One thing that has not changed is the need to stage your home. It is necessary to sell your home quickly and for top dollar. Condition will still influence price and time on the market. However, good condition and priced right should result in an offer in the first 45 days. Find a Realtor that can help you interpret the market. No one can predict the market but a seasoned agent can…

The Job Interview: Hiring a Realtor

Top five questions to ask potential Realtors who are interviewing to list your home.

You are ready to sell your Peachtree Corners home, but how are you are going to find the best real estate agent to market your home? Begin your search for an agent by talking with friends and family and find out who they hired and why. A word of caution, your friends and family may live in a different area and that could be a problem when hiring the best agent to get your home sold. Unless you are hiring your mother, pick an agent who works your area. When I get calls from outside my market area I make it very clear that they are not in our primary market area, but because they are a referral I would love to talk to them. If I cannot do the very best job for them, I will refer them to a top agent in their market. There are five questions …

Rats and Bats and Squirrels in the Attic

Pest that invade your home may hurt the sale of your home and create additional cost related with selling.

I hate rats with a passion. However as I have learned over the last few years they have created their own urban flight. In the past, many considered rats to be an inner city problem but they are now a universal problem and one you need to be aware of if you are buying and or selling. I do not remember rats even being a word used when I started selling real estate. Rodent problems are now mentioned in about 25 percent of our inspection reports regardless of the price range. Our neighborhood designs and close proximity of homes makes it easy for these varmints to travel. Our homes are not constructed to prevent entry by critters so many have already had to deal with squirrels who have taken up residence in their home. Now they have company. …

New Developer Takes Over Bush Road Project

The project plan now calls for 16 custom homes on the 10-acre property. Construction on the new subdivision named Peachtree Reserve, is slated to begin before the end of the year.

Peachtree Corners residents who live or travel along Bush Road will soon see an onslaught of bulldozers and trucks on the 10-acre tract of land that's currently surrounded by an orange silt fence. Developers are about to break ground on the Peachtree Reserve, a new residential development of custom-made homes. However, a new developer has taken over the project. The original developer Marty Orr, is no longer involved. The property is being developed by private investors; Re/Max Alliance will be marketing the property. "Hopefully we will get the permit to grade and develop either this week or next," said Matt Rhule, with Re/Max. Rhule said the plans are to start building two model homes as soon as the curbs and utilities are in. The …

Run from Scott Puckett

8:59 pm on Tuesday, November 20, 2012

Scott Puckett is the worst builder I have ever met. He screwed buyers in Cherokee County- go talk to those that bought from him I'm millstone at little river and millstone manor. They will give you the real story. So many never got major problems fixed by him. Other poster correct when you look at how many lawsuits brought against him and his businesses. I can't wait to show up with a big sign …   more ›

Metro Atlanta Home Prices On The Rise

A leading index reports that home prices in the country's largest cities are up 1.6 percent in July. Atlanta metro's home prices, which includes the city of Peachtree Corners, rose by 2.6 percent.

After several years of downward trends in home values, a leading real estate index reports that home prices are beginning a slow climb back in the plus column. The Standard & Poor's/Case-Shiller latest report, which looks at home prices in the country's 20 largest cities, finds that home values have increased 1.6 percent. And in the Atlanta metro area the news is even better, the report shows a 2.6 percent increase, according to a report in the Los Angeles Times. “The news on home prices in this report confirms recent good news about housing," said David M. Blitzer, chairman of the Index Committee at S&P Dow Jones Indices. "All in all, we are more optimistic about housing. Upbeat trends continue." The increase is the third consecutive …

Negotiating a Home Price in Peachtree Corners

You can be sure of one thing, there have never been two home negotiations that were exactly alike. With that said, this article shares some of the tips I have learned over the years as a Realtor in Peachtree Cornbers and surrounding area to make your buyi

Let the negotiating game begin! Buyers and sellers both struggle with negotiation. Many think that because they spend eight hours a day negotiating contracts in their business that they are experts. Wrong! Negotiating the sale of your home is completely different. It is personal. It is your home. There is emotion that does not exist if you are buying or selling products in your workplace. Even the most unemotional people will become emotional when you start talking about the value of their home. The first thing to consider is your market. Low inventory means buyer’s have to compromise more. High inventory requires seller’s to compromise. How is the home priced compared to the other homes in the same market? It is great to be in a position …

The Heart of Peachtree Corners

Recognizing who and what make Peachtree Corners a great place to live, work and play, enhancing property values along the way.

The new city of Peachtree Corners is a highly desirable place to live. Many things make a great community such as great public schools, great private schools, sidewalks, parks, the Chattahoochee River and great shopping but all this will mean nothing if you have a city without heart. The people of this community are the heart. The hard working caring folks who go about silently helping their neighbors. The people who volunteer, the teachers, the little league coaches and all the others who take the time to care about their neighbors and their community. The people who want our community to shine and are not talkers but are doers. I wish I knew everyone and could mention all who contribute to our community. I welcome comments with additions …
